Roof Replacement Project- Waterstone TH

Hi Neighbors,

The Waterstone Board of Directors has great news for Townhome owners! Over the past several months, both the Board and Red Rock have been working to implement a proactive maintenance program and roof replacement strategy for all the units in the Townhome section of Waterstone.

As a result, we have partnered with Capital City Exteriors on this project which will take place over the course of the next 3 years. We've been able to identify those townhome roofs that need immediate replacement and will start replacement efforts the week of July 19th, 2021. After careful review of the current roof reserve fund and strategic financial planning, the HOA is financially able to complete these efforts without having to levy special assessments or association loans.

Needless to say, this is a huge accomplishment to have completed. Since the HOA took maintenance responsibility of the roofs in 2011 there has been no preventative maintenance done on them rather just reactive repairs.

Capital City Exteriors will be coming door to door with notices a few days prior to any work be completed and each building will take 3-5 business days to complete(weather permitting). For those townhomes who have had recent replacements, those will not need to be re-roofed.

There are a few reminders that we want homeowners to be aware of:

While your building is being re-roofed, you will not be able to park in front of the building or in your driveway. (If you choose not to move your vehicle, the HOA nor the vendor is responsible for damages). Overflow parking is available at the pool parking lot.

If you have a satellite dish on your roof it will be removed during the project and reinstalled after the roof replacement is complete. You may need to call your service provide to have it realigned. (The HOA nor the vendor is responsible for any cost associated with this)

Once you are notified that your townhome is scheduled to be re-roofed, please take a look around and remove any belongings that could be in the way or potentially damaged from falling debris, etc. (The HOA nor the vendor is responsible for damages)
In addition to the replacement efforts, Capital City Exteriors will also be performing quarterly preventative maintenance for all Townhome roofs to proactively identify caulking needs, etc.

Although the Waterstone Homeowners association does maintain Townhome roofs, the extent of those responsibilities is for the repair and replacement due to maintenance. Coverage for catastrophes is not covered by the Association. Equally, Townhome owners are responsible for the exterior of their home which includes gutters, siding and shutters. We strongly encourage homeowners to review the roof addendum added to the Townhome CCR and speak with a licensed insurance agent If you have any questions on the type of insurance coverage you need.
